Our Application Requirements

  • All persons that will be residing in the property aged 18 or older and co-signers MUST complete a separate application and pay a nonrefundable application fee
  • Must provide a copy of a valid form of identification
  • Submit copies of previous 2-month payroll stubs
  • Must provide all previous Landlord contact information for the past 5 years
  • NO SMOKING is allowed in any of our properties

Grounds for Application Denial

The totality of the application, background check, credit check, and all other supporting information will be considered for approval. Applications may be denied for various reasons including, but not limited to:

  • Evictions filed within the past several years
  • Balances owed to previous landlords
  • Negative references from previous landlords and multiple late payments
  • Recent criminal records and convictions
  • Low credit score

Security Deposits

Security Deposits in most cases, are equal to the first month’s rent. However, sometimes based upon the application and perceived risks, some owners may require a higher security deposit. All security deposits must be paid in full and personal checks will not be accepted. The final decision will be up to the homeowner.
