Rental Application Requirements
Before you apply for one of our available homes, review the application requirements below. The goal is to make expectations clearer before you invest time in the process.
Jones Assurance Property Management follows equal housing rules and applies screening standards consistently. Application review considers the totality of the information provided.
Before you apply
- Each resident aged 18 or older must complete a separate application.
- Any co-signer must also complete a separate application.
- Applicants should be prepared to provide a valid form of identification.
- Applicants should be prepared to provide recent payroll or income documentation.
- Applicants should be prepared to provide prior landlord contact information and rental history.
General qualification standards
The application process is designed to help verify identity, income, rental history, and the broader fit between the applicant and the property. No single item should be read as the only factor in the decision.
Common reasons an application may be denied
- Recent evictions or unresolved housing-related balances
- Negative landlord references or repeated late payment patterns
- Criminal history that creates a material concern under the applicable standards
- Credit or income issues that do not support the rental obligation
Security deposit expectations
In many cases, the security deposit is equal to one month’s rent. Depending on the application and risk factors, a higher deposit may be required by the owner. Security deposit handling should remain clearly documented during the final approval process.
Important notes before signing a lease
Applicants should verify details that matter to them, including school assignments, pet rules, HOA requirements, and any property-specific restrictions, before signing the lease. Advertising information should not be treated as a final guarantee of every property detail.
How to apply
The cleanest path is to start from the specific property listing you want, then use the application path tied to that listing. That helps reduce confusion and keeps the application connected to the right home.
